Our professional team provides a comprehensive service for property investors undertaking landlord and tenant negotiations across the UK. The team performs an integrated, professional role, reporting to the individual asset managers, and also providing services to investors with properties not currently under asset management.

The close integration of the professional and asset management teams ensures that each tenant negotiation is reviewed and that maximum value is extracted. Many tenant negotiations are handled on a delegated authority basis, whereby we negotiate directly with the tenant, taking a landlord role. Settlements are achieved without recourse for further approval, subject to cer tain preset criteria being met. This enables us to take an innovative and flexible approach to negotiations in order to satisfy investor objectives. Over the course of the past year the team has achieved an enviable record in lease renewal and rent review

negotiations, achieving an average of 13.5% in excess of investors’ independently assessed rental values. This has added significantly to investment returns for those funds. The team has access to a substantial comparables database, which is linked to our property management systems, allowing us to prepare full reports identifying forthcoming lease renewals and rent reviews.
